The Polish warehouse and industrial real estate market in Q4 2025

The Polish Chamber of Commercial Real Estate (PINK) has published aggregated data on the warehouse and industrial real estate market in Poland for Q4 2025. The data is sourced from real estate advisory firms operating in the commercial property market (AXI IMMO, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska, and Savills). The information covers existing modern stock, the volume of new supply, space under construction, leasing transaction volumes, and vacant space.
As of the end of December 2025, the modern warehouse and industrial market reached a total stock of 36.6 million sqm. The three regions with the largest stock were Mazowieckie (7.34 million sqm), Śląskie (6.19 million sqm), and Dolnośląskie (5.31 million sqm).
In Q4 2025, 137.7 thousand sqm of new space was delivered to the market (down 72.9% year-on-year). The largest volumes of new supply during this period were delivered in the Mazowieckie (61.3 thousand sqm), Kujawsko-Pomorskie (22.0 thousand sqm), and Śląskie (19.0 thousand sqm) regions.
At the end of December 2025, a total of 1.79 million sqm was under construction across Poland (an increase of 1.7% year-on-year). Among the regions, the largest shares of space under development were recorded in Mazowieckie (36% of space under construction), Pomorskie (12%), and Łódzkie (11%).
At the end of Q4 2025, the vacancy rate stood at 7.4% (a decrease of 0.8 percentage points quarter-on-quarter and a decrease of 0.1 percentage points compared with the corresponding period in 2024). The highest vacancy rates were recorded in the Świętokrzyskie (17.2%), Lubuskie (16.2%), Lubelskie (10.9%), and Dolnośląskie (10.7%) regions. The lowest vacancy levels were noted in Podlaskie (0%), Opolskie and Zachodniopomorskie (1.2% each), and Warmińsko-Mazurskie (2.2%).
Between October and December 2025, gross take-up of modern warehouse and industrial space reached 2.2 million sqm (an increase of 8.6% year-on-year). The highest tenant activity was recorded in the Łódzkie (549 thousand sqm), Mazowieckie (410 thousand sqm), and Śląskie (395 thousand sqm) regions.
In Q4 2025, lease renewals accounted for the largest share of demand (53%), while new leases (including BTS projects) and expansions represented 41% and 6% of total demand, respectively.
