Panattoni Launches Major Investment in Silesia

Panattoni has begun construction of Panattoni Park Katowice Airport. The first tenant of the new complex will be FIEGE, which will occupy more than 42,000 sq m of logistics space.

The launch of Panattoni Park Katowice Airport marks an important stage in our development in Silesia. The project, which will ultimately cover 240,000 sq m of modern industrial space, will become one of the largest logistics hubs in the region. So far, we have delivered nearly 3 million sq m of space here – the highest volume in Poland. Finalising the agreement with FIEGE was demanding, but it will result in a modern, automated facility fully tailored to the tenant’s needs. We are pleased that FIEGE is returning to work with us – this is another joint project in recent years following developments in Goleniów and Gorzów Wielkopolski - said Marek Dobrzycki, Partner at Panattoni.

FIEGE is one of the largest logistics service providers in Europe, operating in 15 countries with a network of more than 130 locations. In Poland, the company serves clients from sectors such as FMCG, fashion, industry, retail, healthcare and e-commerce. The new warehouse in Katowice will support logistics operations and storage for one of the company’s business partners.

The decision to choose Panattoni Park Katowice Airport was primarily based on location analysis. The facility is located in a precisely defined area identified as a key logistics centre of gravity for our client. Another decisive factor was the modern, flexible space, which will be adapted both to the specific operations of our business partner and to applicable safety standards. Additional advantages include sustainable solutions such as photovoltaic panels and an energy storage system, which are consistent with FIEGE’s approach to energy efficiency and responsible business operations - said Piotr Kohmann, CEO of FIEGE Polska.

The space leased by FIEGE will be equipped with advanced automation solutions supporting logistics processes, including AutoStore automated storage and retrieval systems, VNA (Very Narrow Aisle) warehouse systems, and VLM vertical storage systems. The facility’s design will enable maximum use of the building’s cubic capacity and significantly increase operational efficiency.

The project will comply with FM Global fire safety standards and will feature an above-standard clear height of 13.8 metres. Under the lease agreement, the tenant will also occupy 646 sq m of modern office and social space.

FIEGE will receive early access to the facility in mid-2027, while regular operations from the new location are scheduled to begin in January 2028. Around 120 people will be employed at the site.

Panattoni Park Katowice Airport is being developed 3 km from Katowice International Airport in Pyrzowice, at the junction of the A1 motorway, which connects the north and south of Poland, and the S1 expressway. This location ensures excellent access to both domestic and international markets.

The modern and flexible space will allow tenants to carry out a wide range of operations – from warehousing and logistics to e-commerce services and light manufacturing. The park is designed to accommodate both large companies and smaller local businesses.

In line with Panattoni’s development standards, the investment will undergo BREEAM certification at the Excellent level. The facility will incorporate technologies aimed at improving energy efficiency, reducing water consumption and lowering CO₂ emissions.
