New trends and development potential in the report on the warehouse and industrial market in Bydgoszcz

According to the report by the consulting firm Immo Consulting "Local Landscape – Report on the Warehouse and Industrial Market in Bydgoszcz, 2025," the warehouse resources in the entire Kuyavian-Pomeranian Voivodeship have increased more than fivefold over the last ten years, and the high level of warehouse space occupancy motivates developers to start new investments.
Developed infrastructure in Bydgoszcz - transportation, not only road-based
For years, Bydgoszcz has been strengthening its role as a scientific and industrial center of the region, thanks to investments in education, new technologies, and infrastructure. Not only road connections but also one of the largest railway hubs in Poland and the international Bydgoszcz Airport S.A., which holds the AHAC certificate and is authorized to handle DGR shipments, support the development of logistics. Additional advantages include access to waterways and planned new investments in the expansion and modernization of railways. Both inland and rail transport may gain popularity due to high efficiency and lower CO2 emissions compared to standard forms of transport.
Labor market potential and institutional support drive business
The city and the region have significant labor potential. The market remains highly active, and companies, of which there are already over 44,000, want to expand their teams. The highest employment levels in 2024 were recorded in industry, trade, construction, transport, and warehousing sectors.
Strong support from both the city authorities and the Bydgoszcz Regional Development Agency facilitates industrial growth. The region is home to the Pomeranian Special Economic Zone and the Bydgoszcz Industrial and Technological Park, offering investment land and assistance in administrative procedures. The park's areas are exempt from property tax under de minimis aid for creating new jobs, and cooperation with the Economic Zone allows for corporate income tax exemptions.
Expected further development of the military and new technology industries, including space industry projects
Among the main trends anticipated for the near future, Immo Consulting experts highlight the development prospects of the military industry. Bydgoszcz is already an important defense sector center in Poland, and its further growth is expected, considering trends across Europe. The tool-making industry also plays a significant role in the local economy, offering products for various production sectors, including household appliances, food, medical, pharmaceutical, automotive, cosmetics, and packaging. The region attracts companies operating in business service centers, new technologies, and, more recently, the space industry, which is expected to gain new significance in the coming years.
Although Bydgoszcz is not among the largest warehouse and industrial markets, it offers great development potential for tenants, investors, and developers. Thanks to its strategic location, industrial specialization, and road and rail infrastructure, it is a key economic center in north-central Poland. In recent years, many modern Class A warehouse parks and BTS facilities have been built here for companies such as Zalando, Kaufland, and Carrefour.
Exceptionally low vacancy rates motivate developers
Due to sustained demand and a low 2.78% vacancy rate, developers are planning new projects as well as expanding existing parks. These include investments such as Fortress Logistics Park Bydgoszcz and P3 Bydgoszcz. The total area of all newly planned facilities exceeds 300,000 square meters. Delivering such a large number of modern warehouse and production buildings will significantly impact the development of the local market.
The facilities are being built not only as standard spaces but also in the BTS (Build-to-Suit) formula. The P3 facility offers warehouse and production modules with the possibility of customizing office space to the individual needs of tenants. Special emphasis is placed on all solutions that reduce CO2 emissions, support biodiversity, and guarantee corporate social responsibility.
These include, among others, photovoltaic installations on the roofs of buildings, reducing energy consumption and carbon dioxide production, LED lighting with intelligent control that automates light depending on sunlight and occupancy, BMS – integrated energy, ventilation, heating, and lighting management systems in real-time, and high-efficiency thermal insulation.

Stable commercial conditions facilitate business development planning
Base rates in Bydgoszcz, after a period of growth over the last two years, are now maintained at a stable level, averaging between 3.30 and 4.20 EUR/sqm per month. After applying discounts, tenants can expect an effective rent ranging from 2.90 to 3.40 EUR/sqm per month.
The possibility of obtaining attractive rates and stable planning for future development encourages tenants from various industries – from typical logistics to food and production sectors – to locate their operations in Bydgoszcz. In 2024, over 51,000 sqm were leased here, while in the same period throughout the Kuyavian-Pomeranian Voivodeship, the gross demand reached 150,000 sqm - summarizes Katarzyna Pyś-Fabiańczyk, CEO, Immo Consulting.
According to the analysis conducted by Immo Consulting, new contracts in Bydgoszcz at the beginning of 2025 for approximately 34,000 sqm allow for further growth projections, and the possibility of delivering a large number of modern warehouse and production buildings will significantly impact the development of the local market.
