New Warehouse Project Near Warsaw

The Hillwood S8 Warsaw South logistics park, covering 58,000 sqm, is being developed in the Żabia Wola municipality. The investment will offer state-of-the-art solutions for tenants, while also prioritizing environmental care, as confirmed by its planned BREEAM certification at the Excellent level. The decision to build a new warehouse center in Poland is part of Hillwood’s consistent strategy of investing in projects in prime locations near major cities.

Żabia Wola, located just 25 minutes from the outskirts of Warsaw, is one of the best locations for the development of modern logistics services in the Mazovia region. The town is situated directly on the S8 expressway, a key transport corridor connecting Warsaw with southern and western Poland, as well as the European route E67.

Proximity to the Młochów and Radziejowice road junctions ensures quick access to both the capital city and the A2 motorway, as well as the planned Central Transportation Hub (CPK). This makes the location ideally suited for national and international distribution, serving both the Warsaw metropolitan area and key markets across Poland and Central and Eastern Europe.

Construction of the Hillwood S8 Warsaw South park began in July of this year. The development will offer 58,000 sqm of cutting-edge space supported by functional solutions and comfortable conditions for future tenants. The project also includes many environmentally friendly features. All of this is aimed at achieving the Excellent level in the BREEAM certification. Completion of the investment is planned for April 2026.
