Schaeffler's Regional Distribution and Kitting Center in Prologis Park Ujazd

Schaeffler, a global leader in mobility technology, has selected Prologis Park Ujazd in the Opole Voivodeship as the location for its new Eastern European Regional Distribution and Kitting Center.

On June 26, 2025, a symbolic groundbreaking ceremony marked the start of this investment. The new facility, to be developed by Prologis, a global leader in logistics real estate, will feature advanced automation and energy-efficient solutions. The building will be certified at the Outstanding level under the BREEAM sustainability assessment system - the highest level in this international standard. Construction is already underway and scheduled for completion in the first half of 2026. Schaeffler is being supported throughout the process by a team of experts from Knight Frank.

The ceremonial groundbreaking was carried out by representatives of Prologis, Schaeffler, the Opole Voivodeship authorities, the Ujazd municipality, and the Katowice Special Economic Zone. The 62,500-square-meter warehouse will serve as a key distribution and kitting hub in Schaeffler’s spare parts supply chain. It will be a build-to-suit (BTS) facility, fully tailored to the client’s specific needs.

Schaeffler’s decision to invest in Ujazd is part of a broader supply chain transformation program aimed at enhancing operational efficiency and ensuring customer satisfaction.

The selection of Prologis Park Ujazd as the location for our new distribution center is the result of a thorough analysis of lease conditions, strategic location, and energy costs. This investment will expand our distribution capabilities and support our growth plans. Sustainable Design

The design of the Prologis building emphasizes energy efficiency and CO₂ emissions reduction. The entire heating demand of the warehouse will be met by energy-saving heat pumps, and the building will have no gas installation. A rooftop photovoltaic system will be installed. LED lighting and roof glazing will ensure comfortable working conditions and low energy consumption in work zones. The design also includes above-standard insulation of external partitions, improving the thermal efficiency of the building.

The investment will be carried out using low-emission materials such as steel and concrete, with locally sourced deliveries to further reduce the carbon footprint. The facility will also be equipped with modern automation systems.

A New Logistics and Production Hub

The newly established Prologis Park Ujazd is designed for both logistics and production activities, thanks to a 14 MW power connection. Following the construction of the warehouse for Schaeffler, an additional 82,000 square meters of logistics or production space may be developed. The park is located next to the A4 motorway interchange, at the junction with National Road 88, just 33 kilometers from the A1 motorway and 60 kilometers from Katowice.

Support from the Katowice Special Economic Zone

The organization of Schaeffler’s new distribution and kitting center was supported by the Katowice Special Economic Zone (KSEZ) through tax relief during the initial phase of the facility's operations.
